A new roof in Manchester: replacement and new installation

A roof replacement is a big decision, so it helps to talk to someone who will tell you straight whether it is needed. ADI Roofing Team Manchester handles complete roof replacements on existing homes and new roof installations on extensions and other new structures.

A re-roof removes the old covering, checks and repairs the roof structure, and fits a new underlay and covering. A new roof installation starts from the structure and builds up through battens, underlay and covering to the ridge, hips, verges and guttering.

If you are not sure whether you need a replacement at all, start with roof repairs or a roof survey.

IS IT TIME?

SIGNS A ROOF NEEDS REPLACING

One of these on its own is not always a reason to replace. Several together usually is.

01

Repairs that keep coming back

If the same roof needs repair after repair, the covering itself may be failing.

02

Widespread slipped or crumbling slates and tiles

Slates sliding out because their fixings have corroded, or tiles flaking and breaking across many areas.

03

A sagging roof line

A dip in the ridge or slope can point to a problem in the roof structure, which needs looking at.

04

Daylight, damp or rot in the loft

Light through the covering, wet insulation or stained and soft timbers.

05

An old, perished underlay

Older roofs often have torn or brittle felt beneath the covering, which no longer keeps water out.

06

A new extension or building

A newly built structure needs its roof designed and installed from scratch.

THE WORK

WHAT A NEW ROOF INVOLVES

The detail varies with the roof, but the stages are the same.

Assessing and stripping

The old covering is removed and the roof structure is checked for damage, so problems are found before the new roof goes on.

Timber and structure

Rotten battens, rafters and boards are repaired or replaced where they need it, so the new roof sits on sound timber.

Underlay and battens

A new underlay and battens go on first. This layer is what keeps the weather out if a slate or tile is ever displaced.

Covering and finishing details

Slates or tiles are laid, then ridges, hips, verges and valleys, flashings and leadwork are completed, followed by guttering where it is part of the job. See slate and tile roofing.

DECISIONS TO MAKE

CHOOSING YOUR NEW ROOF

A few decisions shape the cost, the look and the life of a new roof. ADI can talk them through with you.

The covering

Natural slate, fibre-cement slate, clay or concrete tiles all give a different appearance, weight and cost.

Matching the neighbours

On terraces, semis and conservation areas the colour and profile of the covering may matter. Check any planning conditions.

Insulation and ventilation

A new roof is a chance to improve loft insulation, and the roof must still be able to breathe.

Edges and drainage

Fascias, soffits and guttering are best looked at at the same time as the roof. See gutters, fascias and soffits.

FAQS

Questions homeowners ask

Quick answers. Call if yours is not here.

Prefer to talk it through?

How do I know if I need a new roof?

Repeated leaks, widespread slipped or broken slates and tiles, a sagging roof line and a perished underlay are common signs. A roof survey is a good way to find out for certain.

Will I need scaffolding for a roof replacement?

Most full re-roofs need scaffolding for safe access and edge protection. Ask ADI how access will be arranged on your property.

Do I need planning permission for a new roof?

A like-for-like replacement usually does not, but listed buildings and conservation areas can have rules, and changes to the shape or height of a roof need checking. Ask your local council if you are unsure.

How long does roof replacement take?

It depends on the size and shape of the roof, the covering and the weather. Ask ADI for an idea of timing when you describe the job.

Can you install a new roof on an extension?

ADI Roofing Team Manchester installs new roofs on extensions and other new structures as well as replacing existing roofs. Call 07518 344580 with the details.
