Flat roofers in Manchester, for repairs and complete roofs

Flat roofs have little margin for error. Water has to run off a shallow fall, so a low spot, a failed seam or a blocked outlet can lead to ponding and then a leak. ADI Roofing Team Manchester looks after flat roof repairs, replacement coverings and new flat roofs on extensions, garages, porches, bay roofs and dormers.

Many people who ring about flat roof repair in Manchester have a ceiling stain and no idea where the water is getting in. Describe what you can see, send a photo from the ground or a window if you can, and ADI can talk through whether the roof needs a repair or a new covering.

Rooflights and roof lanterns set into flat roofs are covered on the VELUX and roof windows page.

WHEN TO CALL

FLAT ROOF PROBLEMS

Most flat roof faults start small. These are the ones to watch for.

01

Ponding water

Water that sits on the roof for a day or two after rain points to a low spot or poor fall, and shortens the life of the covering.

02

Cracks, blisters and splits

Surface cracking, blisters and open seams let water reach the deck underneath.

03

Failed upstands and edges

Where the roof meets a wall, or the edge trim has lifted, water follows the gap.

04

Blocked or slow outlets

Leaves and debris stop water leaving the roof, so it finds another way out.

05

Stains and damp below

Brown ceiling stains, bubbling paint or a musty smell often mean a leak that has been there a while.

06

A covering at the end of its life

Repeated patching, a brittle surface and shrinkage are signs a new covering is worth discussing.

THE WORK

WHAT FLAT ROOF WORK COVERS

From a single repair to a complete new roof.

Flat roof repairs

Tracing the source of a leak, which is often some distance from the stain, then repairing splits, seams, upstands and damaged sections. Where the rest of the roof is sound, a repair can be all that is needed.

Replacement coverings

Removing a failed covering, checking the deck and insulation beneath, replacing damaged boards and fitting a new covering.

New flat roofs

A new roof for an extension, garage or outbuilding, including the deck, falls, insulation, covering and edge details.

Edges, outlets and guttering

Trims, drip edges and outlets are finished properly so water leaves the roof where it should. See gutters, fascias and soffits.

MATERIALS AND OPTIONS

FLAT ROOF COVERINGS

Which covering suits a roof depends on its size, shape, condition and use. These are the common options to talk through.

EPDM rubber

A single-ply rubber membrane laid in large sheets, so there are few joints. Widely used on domestic flat roofs.

GRP fibreglass

Resin and glass-fibre laid in place to form a seamless surface. Often used on smaller roofs and detailed shapes.

Felt systems

Multi-layer built-up or modern high-performance felt, a long-established flat roof covering.

Liquid-applied membranes

A coating applied over some existing roofs. Whether it is suitable depends on the condition of the surface.

How do I know if my flat roof needs repairing or replacing?

Localised damage such as a split or failed seam on an otherwise sound roof can often be repaired. Widespread cracking, repeated leaks, ponding across large areas or wet insulation point towards replacement. Describe what you can see to ADI on 07518 344580.

What causes ponding on a flat roof?

Usually a low spot, too little fall, a sagging deck or blocked outlets. Clearing outlets sometimes cures it, but if the fall is wrong the roof may need to be corrected when it is recovered.

Can a flat roof leak when it is not raining?

Yes. Water can sit in the insulation or on the deck and show inside days after rain. A stain that appears or grows in dry weather is worth investigating.

Does replacing a flat roof need Building Regulations approval?

Replacing a flat roof covering can fall under the Building Regulations, including insulation requirements. Ask ADI what applies to your roof, and check with your local council if you are unsure.
