Chimney stacks, flashings, valleys and other leadwork. These are the details where a roof meets something else, and where leaks so often start.

Chimney and leadwork repairs in Manchester

A chimney stands in the weather on all sides, and it is the point where several things meet: the brickwork, the roof covering and the flashings that join them. Mortar weathers away, flashings lift and cracks appear, and the first sign is often a stain on the chimney breast inside.

ADI Roofing Team Manchester carries out chimney repairs and leadwork: repairing and repointing stacks, renewing flashings and soakers, and dealing with lead-lined valleys, gutters and abutments.

Most chimney leaks are down to the flashings rather than the chimney itself, so leadwork is usually considered alongside roof repairs.

WARNING SIGNS

CHIMNEY AND LEAD PROBLEMS

What to look for on and around your chimney.

01

Crumbling mortar

Loose or missing mortar joints let water into the stack and weaken it.

02

Cracked or loose brickwork

Cracks, spalling brick faces or a stack that leans need prompt attention.

03

Failed flashings

Lead or other flashing where the chimney meets the roof can lift, split or pull away.

04

Damp stains on chimney breasts

Brown stains inside the house, often above a fireplace, that appear after rain.

05

A cracked top (flaunching)

The cement crown around the chimney pots cracks and lets water into the stack.

06

Worn lead valleys and gutters

Lead linings can split, crack or lift with age and movement.

THE WORK

WHAT CHIMNEY AND LEAD WORK COVERS

The repair depends on what has failed.

Repointing and brick repairs

Raking out and repointing weathered joints, and replacing damaged bricks, to stop water getting into the stack.

Flaunching, pots and capping

Renewing the cement crown, bedding chimney pots and capping or ventilating redundant chimneys.

Flashings and soakers

Fitting new flashings where the chimney, wall or dormer meets the roof. Lead is a traditional choice because it can be shaped to the junction.

Lead valleys, gutters and abutments

Replacing worn lead linings in valleys and parapet gutters, and fixing lead where a roof meets a wall.

CHOICES

CHIMNEY AND LEAD OPTIONS

The right option depends on the condition of the stack and the roof around it.

Repoint or rebuild

A sound stack with weathered joints can often be repointed. A stack that is leaning or badly cracked may need to be partly or fully rebuilt.

Lead or other flashings

Lead lasts well and suits detailed junctions. Other flashing products are used in some situations. Ask what suits your roof.

Cap or remove

If a chimney is no longer used, it can be capped and ventilated. Removal is a bigger job and may need other approvals.

Stack, pot and cowl repairs

Pots, cowls and flaunching can be renewed on their own when the stack is otherwise sound.

Why is my chimney breast stained?

Brown stains often mean water is getting in through the stack, the flashing or the top of the chimney. It is worth having it looked at before the damp spreads.

What is leadwork on a roof?

Leadwork is sheet lead formed into flashings, valleys and gutters. It is used where a roof meets a wall, chimney or dormer, because it can be shaped to the junction and lasts well.

Can a leaning chimney be repaired?

It depends on how bad the lean is. A stack that is moving or has cracks through it may need rebuilding. Do not use fireplaces below it until it has been checked.

Do I need to cap an unused chimney?

Capping stops rain getting in. A vent should be included so the flue stays ventilated. Ask ADI what is suitable for your chimney.
